Proof of funds letters for wholesalers and cash offers
A proof of funds letter (POF) is a document showing a seller or listing agent that the money to close your offer exists. When your exit is a funded double close, the funds backing your purchase are the transactional funding itself — so the POF comes from your funding source, not your bank account. That’s what we provide.
When you need one
Making cash offers on-market or to institutional sellers; responding to an agent’s verification request; strengthening an offer against competing buyers; REO and auction registration that requires evidence of funds.
What ours states
That funding is available for your purchase of the specific property, subject to our standard transactional funding terms — the same-day resale structure and end-buyer verification described on our how it works page.
How to request one
Use the deal form on our homepage and choose “Proof of funds letter” in the request menu. Include the property address and your offer amount, and we’ll reply by email. If you’re already under contract on both legs, submit the full file instead — a POF is a step on the way to a funded closing, not the destination.
One honest note: a POF letter shows capacity to fund a transaction structured our way — it isn’t a bank statement, a loan commitment, or a guarantee a specific deal will fund. Experienced agents know the difference, and letters that pretend otherwise get wholesalers a bad name.
